Political Science Urstadt Law Affordable housing in New York City is a major financial problem for middle and lower class families today. For landlords the main difficulty is keeping up with the maintenance. This causes enormous controversy between the two political parties. Republicans would rather have the state government control the cost of rent from becoming to high or severe, and democrats feel that local control is vital and landlords should be able to set their own rates according to the stability of the economy. Since 1971, for the past thirty-two years, the Urstadt Law has kept the state in control of this dispute. This year the Urstadt Law expires, and the intense debate begins. On the Republican side, it seems reasonable enough to simply request affordable housing in New York City. Far too many New Yorkers live with hazardous conditions and unaffordable rents. “The percentage of vacant and available housing stock in NYC has never exceeded 4.01%. This extraordinary housing scarcity makes for the highest rents in the US” {Webber, Rebecca} People living in this region deal with the living conditions because of the excellent career opportunity, and would rather sacrifice their hard earned dollars to live close to their employment then to spend there money and time into commuting every day. Half of all families of color in NYC pay more then 50% of their income in rent, according to the figures prepared by public advocate Mark Green.
